These Terms of Service (the "Terms") govern your access to and use of the website located at steponesource.com (the "Site"), operated by Step One Source ("Step One Source," the "Company," "we," "us," or "our"). By accessing or using the Site, you agree to be bound by these Terms. If you do not agree, please do not use the Site.

1.Who We Are

Step One Source is a private real estate acquisitions company based in Scottsdale, Arizona. We source off-market teardown and infill lots directly from ownership across Paradise Valley, North Scottsdale, and Arcadia, place them under contract, and assign those contracts to builders and developers. The Site provides general information about our company and a means for property owners and builders to contact us.

2.Not a Real Estate Broker

Step One Source operates as a principal — a buyer, seller, and assignor of real property and of interests in real property. We are not a licensed real estate broker or salesperson, and we do not provide real estate brokerage services, list properties for sale on behalf of others, or represent any party in a real estate transaction. Nothing on this Site is an offer to provide brokerage services or to act as your agent.

In the ordinary course of business, we enter into a purchase agreement for a property and may later assign our contractual and equitable interest in that agreement to a third party for a fee. Where required by law, we disclose that we hold or are marketing an equitable interest in a contract rather than title to the property itself, consistent with Arizona law, including A.R.S. § 32-2156.

3.No Professional Advice

The content on this Site is provided for general informational purposes only and does not constitute legal, tax, financial, investment, or real estate advice. You should consult your own attorney, accountant, or other qualified professional before making decisions about your property or any transaction. No attorney-client, fiduciary, or agency relationship is created by your use of the Site or by contacting us.

4.No Offer or Guarantee

Information on the Site does not constitute a binding offer to purchase any property, and nothing here guarantees that we will make an offer, that any offer will reflect a particular price, or that any transaction will close. Any purchase offer we make will be set out in a separate written agreement, and only that written agreement — not the Site — governs the terms of a transaction. Property values, timelines, and outcomes vary and are not guaranteed.

5.Contacting Us Through the Site

When you submit information through our inquiry form or otherwise reach out to us, you represent that the information you provide is accurate and that you have the authority to share it. Submitting the form does not create any obligation on either party and does not by itself form a contract. How we handle the information you submit is described in our Privacy Policy.

6.Acceptable Use

You agree to use the Site only for lawful purposes. You agree not to:

• use the Site in a way that violates any applicable law or regulation;
• submit false, misleading, or fraudulent information;

7.Intellectual Property

The Site and its contents — including text, graphics, logos, the "S¹S" and "Step One Source" names and marks, page layouts, and design — are owned by or licensed to Step One Source and are protected by intellectual property laws. You may view and use the Site for your own personal, non-commercial purposes. You may not copy, reproduce, republish, distribute, or create derivative works from any part of the Site without our prior written consent.

8.Third-Party Links

The Site may contain links to third-party websites or services that we do not own or control. We provide these links for convenience only and are not responsible for the content, policies, or practices of any third-party site. Accessing a linked site is at your own risk.

9.Disclaimer of Warranties

The Site is provided on an "as is" and "as available" basis, without warranties of any kind, whether express or implied. To the fullest extent permitted by law, we disclaim all warranties, including implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement. 10.Limitation of Liability

To the fullest extent permitted by law, Step One Source and its owners, members, and affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, data, or goodwill, arising out of or related to your use of (or inability to use) the Site — even if we have been advised of the possibility of such damages. To the extent any liability cannot be excluded, our total aggregate liability arising out of or related to the Site will not exceed one hundred U.S. dollars (US $100).

11.Indemnification

You agree to indemnify and hold harmless Step One Source and its owners, members, and affiliates from any claims, losses, liabilities, and expenses (including reasonable attorneys' fees) arising out of your use of the Site, your violation of these Terms, or your violation of any law or the rights of a third party.

12.Fair Housing

Step One Source supports the principles of the federal Fair Housing Act and Arizona fair housing law. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or any other protected class.

13.Governing Law & Venue

These Terms are governed by the laws of the State of Arizona, without regard to its conflict-of-laws rules. You agree that any dispute arising out of or relating to these Terms or the Site will be brought exclusively in the state or federal courts located in Maricopa County, Arizona, and you consent to the personal jurisdiction of those courts.

14.Changes to These Terms

We may update these Terms from time to time. When we do, we will revise the "Last updated" date above. Your continued use of the Site after any change means you accept the revised Terms. We encourage you to review this page periodically.
